Welburn is a spacious detached house with all rooms on one level on the seaward side of a private road and although secluded has stunning views over the Urr Estuary to the hills beyond and out to sea, (grid ref. 839 547).  There are stairs leading down to a garden floor with patios at both levels.

Kippford is a picturesque sailing village and an ideal centre for walking, golfing, birdwatching (RSPB Mersehead  7miles), fishing or just relaxing and enjoying the view and sunsets.  There are 2  pubs within walking distance which do good bar meals and plenty of eating places within 10 miles.  The Galloway Hills are within easy driving distance as also are Castle Douglas with Threave Gardens (N.T.), Kirkcudbright and Dumfries.  

The spacious well-equipped accommodation for 4 people is furnished and equipped to the equivalent of 3*/4*.

The house has a brand new full central heating system. Electricity, heating and hot water are included in the price.  There is parking for 2 cars

The accommodation comprises:

 LOUNGE -  18 ft square with large picture window overlooking the garden and across the estuary, TV, DVD, Hifi, electric fire, games books and jigsaws.

 DINING ROOM - (similar views to the lounge) with patio doors leading to terrace.  There are table and chairs on the terrace and steps down to the garden.

kitchen  -  fully fitted with eye level oven and ceramic hob, dishwasher, washing machine, microwave, fridge/freezer and breakfast bar.

BEDROOM1  with double bed, ensuite bathroom with showerbath, toilet, and basin

BEDROOM2 with 2 single beds and ensuite bathroom comprising toilet, hand basin, corner bath with electric shower,

Staircase to garden floor with access to lower patio and garden which is on a steep slope. 

GENERAL

Prices range from £225 to £490 (2007).  There is a £25 discount for 2 people.   A deposit of £100 is required to confirm the booking and the balance to be paid 4 weeks prior to your holiday when the keys and a map showing Welburn’s location will be sent

Departure time 10.45   Arrival time 15.00      

Linen is available at £7 per person. The beds each have 2 pillows, a duvet and quilted bedspread.  Blankets are available if required.

One dog is welcome by prior arrangement as long as it is well-behaved, not allowed on the furniture or in the bedrooms, has its own bed and is not left unattended in the house.  There is a charge of £25 and only short-haired dogs are accepted in the Winter.

A torch is recommended as there are no street lights.

Welburn is totally NON SMOKING and sorry no children.

There is a mini supermarket in Colvend (2 miles) and a good range of shops in Dalbeattie and Castle Douglas.

Dumfries and Galloway is ..”one of the best birdwatching areas in Scotland” (RSPB magazine) , especially in Winter.  Mersehead  is 7 miles away, with Loch Ken known for red kites 15miles.
